Planning Briefs

A Planning Brief is a Supplementary Planning Guidance document which summarises the Planning Authority's guidelines and requirements for the development of a particular site or collection of sites. A Planning Brief is generally produced for housing sites of a significant size or for particularly sensitive sites which require more detailed guidance.

The Council consults on a site by site basis with relevant local and national consultees. The consultation period for each Draft Brief will normally be 12 weeks. This process is seen to be closely linked with the Scottish Borders Local Plan process. Whilst the Department will attempt to consider all relevant responses it must work within relevant timeframes and accordingly late responses may not be considered.

The sites considered, are allocated in the Scottish Borders Local Plan: Finalised Plan and therefore comments should be limited to the content of the Draft Brief. Responses regarding the appropriateness or not of the allocation will not be considered.

Following consultation responses will be collated and Briefs amended as appropriate. Where necessary Finalised Briefs will be prepared for consideration and formal adoption by the Council.

The intention of the consultation is to generate public interest and constructive discussion regarding particular sites leading to improved design quality for new housing developments in the Scottish Borders. The briefs will provide the framework for current and future planning applications to be considered. Comments on the Draft Briefs are welcomed and should be made in writing to:
