Notifying neighbours

If you are submitting a Householder of Other Planning Application form, you will need to confirm in your application that you have formally notified your neighbours of your application. This is to give your neighbours an opportunity to inspect the plans and submit comments to the Council if they have concerns about how your proposals might affect their property.

The responsibility for notifying the owners and tenants of properties which neighbour land subject to a planning application rests solely with the applicant. Generally, the applicant is required to notify the owners and tenants of all land or buildings which share, or lie within 4 metres of, the boundary of the application site. Where the site is separated from neighbouring land by a road less than 20 metres wide, that road is ignored when making the calculation - so you may need to notify neighbours who are situated on the opposite side of a road.

The applicant will be required to send neighbour notification forms to all notifiable neighbours, along with a location map identifying the site.

While not all persons with an interest in a planning application will have to be directly notified of the application, this does not preclude any person or organisation, whether they are a neighbour or not, from submitting written representations to the Council on that application.
